Architectural Control
 

The Lancaster Architectural Control committee assists homeowners in making improvements that will enhance and protect the value, desirability, and attractiveness of all property within our community by following the guidelines set forth in the declaration of restrictions. The committee may establish or change from time to time certain guidelines it intends to follow when making approval decisions.  Approval is required for all exterior improvements, such as painting, roof replacement, and new fences. Approval must be obtained by the homeowner before work is started. An approval request form should be submitted to the homes association at least two weeks before work is scheduled to begin. Any exterior change or improvement made without prior approval will be considered a violation of the declaration of restrictions, and may result in the assessment of penalties and fines against the property owner.

Roof Replacements:  Wood shingle roofs may be replaced with laminate composite shingles.  The color must resemble weathered wood.  See our roofing materials page for guidelines.

Fence Maintenance:  Each homeowner is responsible for maintaining the fence around their yard. This includes the fences around the yards that border the subdivision along 69 Highway. Please take some time to inspect your fence, and make any necessary repairs. Missing, broken or rotting boards and posts should be replaced with materials that are identical to the original fence. Major fence repairs or replacements should be approved by the architectural control committee, and performed by a professional fence company.

Signs:  The architectural control committee approves the placement of one temporary contractor identification sign in a yard while work is being done on a house.  The sign must be removed within 30 days, or within 3 days after the work is completed, whichever occurs first.  For real estate and political signs, homeowners are required to follow the Overland Park Temporary Sign Guidelines for residential areas.
