Hello, Lancaster Residents!

We hope you’re enjoying the summer! Here’s your latest update on neighborhood happenings and important reminders.
HOA Meeting Recap Our recent HOA meeting took place on July 31 at Argentine Bank. All HOA members are encouraged to attend. For a schedule of events, upcoming meetings and minutes from past meetings, visit lancasternews.org.

Neighborly Reminders & New Business
Sidewalk Repairs: Ongoing curb and sidewalk repairs are being conducted by Freeman Concrete. For any issues, please report via OPCares. You can also contact City Project Manager Becky Bonebrake at 913-895-6008 or becky.bonebrake@opkansas.org.
Leash Reminder: Please remember that dogs must be leashed. Unfortunately, a Lancaster neighbor suffered a dog bite attack in July involving an unleashed dog near 129th and Antioch.
Back to School: School is back in session at Heartland Elementary! Please be mindful of increased foot and vehicle traffic around pickup and drop-off times. School is in session from 8:40 a.m. - 3:45 p.m.
Blue Valley Schools Survey: The district is seeking feedback through a short survey that takes about 3 minutes. Your input is valuable as our excellent schools contribute to our home values. Take the survey here!
Motorized Scooters: With the increased construction traffic, please remind children on motorized scooters to obey traffic laws and stay visible to avoid accidents. Reflectors and daytime lights can greatly help with visibility.
Bulk Trash Pickup: Don’t forget that your HOA dues include 2 bulky trash pickups per quarter. Call GFL at 816-380-5595 to schedule a pickup in advance of our Wednesday morning pickups.
 
Infrastructure Updates
Grounds: No emergency expenditures reported; everything is looking good!
Monuments & Fountains: The pump at the fountain on the north side of 128th has been replaced, and all four springs are now active and looking great!
Neighborhood Pool: Thank you for your patience during the recent closures due to a malfunctioning camera and key card system, as well as toilet issues caused by flushing diapers and wipes. Repairs totaled $2,500. New pool hours for disabled and special needs neighbors are now 9-10 a.m. on Tuesday, Thursday, and Saturday. Please pickup your trash and leave the pool better than you found it at each visit. 
 
Architectural Control Violations
Please ensure trash cans are moved out of sight from the road.
Fencing must not exceed 4 feet in height (5 feet is required for pools, but a variance must be requested).
Unfortunately, 6-foot fences and solar panels are not currently approved.
 
Financial Review
Dues Increase: Annual HOA dues are now $625 starting in January. Pre-payment options are available, and many neighbors are already taking advantage of this.
Outstanding Dues: Collection efforts have successfully reduced outstanding dues to $1,985. If you still owe, please make a payment plan ASAP.
Current Financial Holdings:
Savings at Argentine: $63,225.36 (low rate, will switch to a higher interest rate at CrossFirst Bank)
Risk-Free CD (BOA): $12,865.72
BOA Money Market: $80,970.38
BOA Checking: $21,129.16
Total Holdings: $178,190.62

The Lancaster Homes Association Board of Directors will hold their bimonthly meeting Wednesday, November 19th, 7pm, at Coach's Bar & Grill (9089 W 135th St). The agenda will include discussions on the Association’s financials, upcoming projects, and other community matters. Residents are encouraged to attend all Board meetings! If you plan to join and have a topic you’d like to discuss, please contact Association Manager, Nicolas Paschal, to add it to the agenda.
